Read This First Before Considering a Roof-Over

As a homeowner, you should understand that adding multiple layers of shingles means installing an asphalt shingle roof on top of the old one. Rather than stripping the roof completely to expose the sheathing and replacing it with new shingles, this usually serves as a cost-effective solution for a typical roof replacement, although your hired roofing contractor may not recommend this depending on your roofing structure.

Even if most building codes allow this type of renovation, is it really a good idea? Our team at Elite Construction & Roofing shares its pros and cons below to help you figure out what’s best for your home:

The Pros

As we’ve just mentioned, it’s much cheaper to apply new shingles over an old roof because the job will require less labor, letting you save on cleanup and disposal costs. It’s also not as messy, since your old roof isn’t being torn off completely, and installation will go so much faster since all you need to do is to have a new layer of shingles added.

However, this is most ideal for a roof that’s been properly maintained over the years prior to the end of its life cycle. You can still choose to skip tearing off your roof, but if you’re not sure if it’s in good shape, then you may need to have it inspected by your roofing contractor first.

The Cons

Since you’re essentially adding a second layer of roofing on top of your old one, you’ll have to consider the added weight it brings to your roof’s decking, especially if you’re in a climate that gets heavy snow and rainfall. You also won’t be able to thoroughly inspect your roof’s sheathing, so you’re not sure whether you have leaks or damaged wood, and they can’t be fixed unless you tear off all of your roofing completely. Having multiple layers of shingles is also not ideal when you’re trying to sell your home, as a home inspector will assume that it could indicate potential problems for the new homeowner.
